Request for minor exemptions

Public notice is hereby given that requests for minor exemptions have been submitted to the Ville de Saint-Lambert Municipal Council for the following properties:

  • 220-222 Lespérance Street

The request is for a minor exemption to reduce the left lateral margin at the back of the existing house to 1.24 metres, whereas the table of specific provisions of the Zoning by-law (2008-43) stipulates that the lateral margin must be 2.50 metres for zone RB-1. The purpose of the request is to regularize the layout of the existing extension.

  • 652-670 Victoria Avenue

The project is to install a community sign on a building currently under construction to advertise commercial tenants.

The request is to obtain the following minor exemptions from the Zoning by-law (2008-43), to allow:

  • That the thickness of the sign be 28.3 centimetres and that only one side of the sign be calculated in the maximum area authorized, whereas section 8.1.4 b) provides that when a sign presents signage visible on two (2) sides, only one (1) side be calculated in the maximum area authorized, provided that the two (2) sides are separated by a maximum distance of twenty (20) centimetres;
  • That the sign be placed at a height of 8.3 metres from average grade and exceed the limits of the ground floor, whereas article 8.3.1 c) stipulates that the sign must not exceed a maximum height of 6 metres from average grade, while being located within the limits of the ground floor of the building: the most restrictive provision prevails;
  • That the sign not be located within the limits of the entrance leading to the floors, whereas article 8.3.1 c) stipulates that in the case of an establishment located on the upper floors, the sign must be located within the limits of the entrance leading to the floors.

The Ville de Saint-Lambert Municipal Council will rule on these two requests for minor exemptions at its regular sitting to be held at 7:30 p.m. on January 21, 2019 at 55 Argyle Avenue, Saint-Lambert. All interested parties could make their views known to the Council at this meeting.
