Garages, sheds and ancillary buildings

This page concerns ancillary buildings for residential use: a garage, carport, domestic greenhouse or shed.

  • Ancillary buildings with flat roofs that are detached from the main building are prohibited within the city limits.
  • No habitable space may be installed above or within an ancillary building, except in the case of a garage or carport that is integrated into the main building or that is annexed to it, in which case the garage or carport is considered to be part of the main building and, as such, must comply with the provisions of the town planning by-laws.
  • A garage or a carport may serve only to store passenger vehicles or recreational equipment, such as boats, trailers, tent-trailers, snowmobiles, all-terrain vehicles, pool equipment, etc.
  • No ancillary building is permitted on a vacant lot or on a lot not occupied by a main building.
  • Ancillary buildings are prohibited in front yards.
  • Ancillary buildings may be detached from or attached to the main building.
  • Temporary car shelters, snow shelters, or other temporary garages are prohibited.
  • Only one shed and one greenhouse are permitted per lot.

Installation standards for residential sheds (to print and sign)

All ancillary buildings must be located at least:

  • 1 m (3.3 ft.) from any other ancillary building;
  • 1.5 m (4.9 ft.) from the main building (Zone A on the diagram).

An ancillary building that is 3.05 m (10 ft.) or higher must be located at least 1.2 m (3.9 ft.) from any property line, and the overhang of its roof must not project any closer than 60 cm (2 ft.) from any property line (Zone B on the diagram).

An ancillary building that is less than 3.05 m (10 ft.) high must be located at least 30 cm (1 ft.) from any property line, and the overhang of its roof must not project any closer than 15 cm (6 in.) from any property line (Zone B on the diagram).

The total lot coverage of ancillary buildings may not exceed the total floor area of the main building or 10% of the lot size, whichever is less. In the case of duplex, triplex, or multi-family dwellings, the total floor area of ancillary buildings includes garages and carports, whether integrated into the main building or not, underground or elsewhere.

The area of a shed may not exceed:

  • 15 m2 (161.5 sq. ft.) for a detached family dwelling;
  • 12 m2 (129.2 sq. ft.) for a semi-detached or zero-lot-line family dwelling;
  • 8 m2 (86.1 sq. ft.) for a row house (even if the dwelling is situated at the end of the row);
  • 15 m2 (161.5 sq. ft.) for duplexes, triplexes, and multi-family dwellings.

The area of a garage or a carport must not exceed the smaller of the following dimensions:

  • 60 m2 (645.9 sq. ft.) for a detached family dwelling or 30 m2 (322.9 sq. ft.) per dwelling for duplexes, triplexes, and multi-family dwellings; or
  • 10% of the lot area.

The area of a greenhouse, for a single-family dwelling, must not exceed the smaller of the following dimensions:

  • 45 m2 (484.4 sq. ft.) or 5% of the lot area

Only the following cladding materials are allowed for ancillary buildings: wood, vinyl siding, wood fibre siding, fibre cement siding, stone, or brick.

The height of an ancillary building may not exceed:

  • 4.5 m (14.8 ft.) for a garage or a carport that is detached or not integrated into the architecture of the main building;
  • 3.6 m (11.8 ft.) for a shed or greenhouse that is detached from the main building;
  • 3.05 m (10 ft.) for a shed that is attached to the main building

A request for an authorization certificate to install a garage that is detached from the main building or an ancillary building 3.05 m (10 ft.) or higher, installed on a foundation, if it is located 2.2 m (7.2 ft.) or less from the property line, must be accompanied by a detailed layout plan prepared by a land surveyor. When the work is completed, a certificate of location prepared by a land surveyor must be submitted to the Town Planning, Permits and Inspection Department.

Certificate of authorization

A certificate of authorization is required to install an ancillary building on your property.

However, a certificate of authorization is not required to install a shed having a maximum area of 12 m2 (129.2 sq. ft.) that is not installed on a permanent foundation.

When making a request, you must submit two copies of the following:

  • Duly completed permit and/or certificate application form (in French);
  • The certificate of location prepared by a land surveyor showing the distance of the ancillary building from the property lines and from the building;
  • Plans and elevations (in the case of a pre-fabricated shed, the manufacturer’s specification data sheet is acceptable);
  • Construction details (in the case of a pre-fabricated shed, indicate the type of base);
  • Contractor’s contact information;
  • Work schedule;
  • Cost of the work.

Procedure

The steps are as follows:

  1. Before the file can be evaluated, the request must be signed and paid for, and all the required documentation must be completed.
  2. Your request will then be reviewed. Due to the high volume of permit requests, we are unable to provide an exact processing time.When you submit your request, an estimate of the time it will take will be provided.
  3. The inspector will issue the certificate of authorization.
